Across 30 acres above wild Livadia Beach on Antiparos, The Rooster is a deeply private retreat of just 16 houses, created around the landscape, its organic farm and a philosophy of slow living that feels entirely at home on this untamed Cycladic coast.

The land came first here. Hills, rocks, sand dunes and traces of old island homes determined where the houses would sit, with architecture deliberately absorbed into the terrain rather than standing apart from it. From the higher slopes down towards the beach, the property reveals itself gradually through paths, native planting and glimpses of the Aegean, preserving the sense that this is still a remarkably undeveloped corner of Antiparos.

There is a thoughtful, almost elemental quality to the experience. The Rooster's farm, Secret Garden and House of Healing are woven into the wider landscape, while Livadia Beach lies directly below. With so much space between the houses, privacy feels natural rather than engineered, and days quickly become shaped by sunlight, sea, food and the changing colours of the west coast sky.

Rooms & Suites

The 16 houses have been positioned individually across the property, each responding to a different part of the landscape. Categories such as Wilderness Valley, Bush & Hill, Landscape Camo and Bush & Beach Portraits reveal how closely their identities are tied to their surroundings, while each has a private pool and generous outdoor living space.

Inside, natural materials, tactile fabrics and carefully chosen furnishings create warmth without competing with the landscape. Shaded terraces and open air showers pull life outdoors, and views are framed almost like pictures, sometimes towards the sea and sometimes into the scrub, hills and gardens immediately around the house. FarmHouse, Haven of Tranquility and the wonderfully named Love Shack bring further individuality to a collection where each stay feels distinctly its own.

Dining

The farm is fundamental to the way The Rooster approaches food. Seasonal vegetables, herbs and other produce grown on the property help shape menus that are rooted in Greece and the Cyclades, allowing ingredients to determine what reaches the table rather than bending them to an elaborate concept.

Meals move naturally with the day, from leisurely mornings to evenings beneath the Antiparos sky, while the bar keeps the same informal spirit. The Secret Garden brings another beautiful setting into the experience, connecting what is grown here with the pleasure of eating outdoors in the landscape that produced it.

Experience

The Rooster also creates individually arranged experiences through its Days In The Rooster programme, drawing on the island, landscape and local culture rather than filling a timetable with conventional resort activities. Antiparos Town and its harbour provide a livelier counterpoint when wanted, but the real appeal is returning across the island to this remarkable landscape, where the houses disappear back into the hills and the Aegean stretches uninterrupted towards the sunset.
